Recently obtained permission for new development
We were delighted to obtain a valuable planning permission for our client to replace a run-down complex of garages, studios and one maisonette with two terraced houses and three apartments. The site is located in a quiet residential street close to the amenities of Muswell Hill and benefits from stunning views across London. The terrain slopes down steeply; the existing complex includes an artificially raised courtyard with tall, crumbling retaining walls facing the residential gardens on three sides.
We proposed to reduce the ground to its natural level, creating an additional floor for the proposed buildings and reducing the retaining walls facing the neighbouring gardens. This intervention has increased the value of the site and improved the outlook for the neighbours dramatically. Working closely with the planning consultant and design officers we developed a design which is contemporary, but at the same time references the local area by the use of traditional materials and detailing.
The houses have 4/5 bedrooms and two storeys of living accommodation. Family rooms have direct access to the garden, master bedrooms are on the top floor and lead onto private terraces. A small residential block contains two one-bedroom flats and a duplex three bedroom flat. They all benefit from a private garden or a balcony.
Most rooms are facing south and have full height windows looking onto London skyline. Gardens with rich planting will create habitats for local wildlife. High levels of energy efficiency will create high quality, sustainable and comfortable family homes in this stunning location.
